Cornerstone Courtyard:

The project consists of converting an existing warehouse building in the historic west downtown district of Spokane into 50 affordable apartment units. The perimeter footprint of the building did not change; although a central light court was created by removing a 66' x 19' portion of the first through roof levels (the first floor/basement ceiling itself remains intact).

Design goals focused on renovating historic elements of the exterior facades, preserving the original character of the building, while at the same time creating attractive, livable loft units. One of the most unique characteristics of the building is that it is actually two buildings of very different construction (wood & concrete) made to look like one building. Interiors emphasize this aspect by revealing as much of the original structure as possible. Likewise, the industrial history of the building (and neighborhood) is used as a touchstone for the selection of finishes and accessories.

A strong focus has been placed on sustainable building practices and the use of sustainable materials, such as the original steel sash windows and stucco siding were reused and restored.
